MAIN DIRECTIONS OF FUNCTIONING OF THE REAL ESTATE MARKET

Abstract

The article is devoted to determining the main directions of development of the real estate market in Ukraine, taking into account the possibilities of ensuring its effective development. The real estate market and in particular the rental market is considered as a concept taking into account the fact that it is influenced by economic laws, where interested parties act in accordance with the ratio of supply and demand and other price-forming factors, and its formation and development should be carried out in accordance with the general progress of the economic system for ensuring its effectiveness. The main problematic aspects of its development are considered, such as: the existence of an imbalance between supply and demand in the real estate market and a high level of risk for investors; economic instability; modern trends and innovations; social challenges. Attention is focused on the fact that the product in real estate is not limited to square meters of useful living space, and in this context, important aspects for the participants regarding compliance with the criteria of the target audience are considered. The possibility of taking into account individual characteristics (aesthetic perception of exterior and interior solutions, variability of the line of planning solutions with well-thought-out ergonomics and, of course, a flexible system of financial incentives –- from fixing the national currency rate, discounts and special conditions to long-term deferrals with a reduced advance payment) and attention is focused on the fact that there is currently a significant increase in demand for a diversified product, such as apartment formats as part of residential complexes managed by experienced operators. A study was conducted on the possibility of practical implementation of this, taking into account future profitability and global world trends. The main directions of the development of the real estate market, negative and positive trends, the increase of which is observed in the real estate market, are determined. It was concluded that the situation on the real estate market, in particular the rental market, shows stability and the ability to adapt to challenges in difficult conditions, it is permanently at the stage of transformation, which requires diagnostics and a detailed analysis of the effect of all factors.
