STRATEGIC MANAGEMENT IN CONSTRUCTION DEVELOPMENT: UKRAINIAN AND GLOBAL PERSPECTIVES
Abstract
The article addresses the critical role of strategic management in the dynamic and challenging environment faced by construction development companies, particularly in Ukraine. The primary goal of this research is to develop and substantiate theoretical and methodological principles, as well as practical recommendations, for enhancing the effectiveness of strategic management within these companies in the current unstable conditions. Ukrainian companies face unique challenges due to war, market instability, legislative changes, and increasing environmental demands, making effective strategic management crucial for their competitiveness. Thus, there is an urgent need to investigate the mechanisms and tools of strategic management in the construction sector. The research methodology involves a comprehensive analysis of recent studies and publications, which have seen a surge in scientific interest in strategic management within the construction industry. A comparative analysis of Ukrainian and international experiences is conducted to identify commonalities and significant differences, with a particular focus on the strategic imperatives of survival and adaptation for Ukrainian developers. Despite considerable challenges, the nascent stage of the Ukrainian market, coupled with the urgent need for reconstruction, presents a unique opportunity to "leapfrog" traditional development stages by selectively implementing advanced international practices in PropTech and sustainable construction. The study identifies several innovative approaches, including advanced PropTech, Agile methodologies, business model innovations, and customer experience strategies, as crucial for enhancing competitiveness. The practical value of this article lies in its provision of a comprehensive framework for understanding and implementing effective strategic management within Ukrainian construction development companies. The research emphasize the importance of embracing digital transformation, integrating ESG factors, and adopting flexible and customer-centric approaches in construction.
