PREFABRICATION AND INDUSTRIAL MODULAR-FRAME CONSTRUCTION AS AN ELEMENT OF THE CONSTRUCTION ENTERPRISE DEVELOPMENT STRATEGY IN THE CONDITIONS OF UKRAINE'S RECONSTRUCTION

Abstract

The article explores the potential of prefabrication, wood frame construction, 2D panels, 3D modules and hybrid models as tools for accelerated restoration of residential, social, commercial and critical infrastructure in Ukraine. It is stated that in the conditions of the outbreak, the classical construction model, which depends on a long sequence of works directly on the site, a significant amount of "wet" processes, seasonality, availability of labor and lengthy approvals, does not always meet the requirements of restoration. The scientific and practical problem is considered not only in the field of construction technology, but also in the context of forming a development strategy for a construction enterprise: the transition from a site model to industrial production of a construction product with a controlled specification, predicted cost, a shorter implementation cycle and higher accountability for the use of funds. The methodological basis is the analysis of open international sources, statistical data on the needs of Ukraine's reconstruction, and the practical experience of LLC "Chornomorsk Bud Group" in the implementation of facilities for humanitarian programs, port infrastructure, and the private sector. The article systematizes cases: the "Indestructible Mothers" center in Lviv, the restoration of the administrative and residential facility of the Reni port from 3D modules, the development of the UNHCR "Core Homes" program, commercial business centers for the company "Valesto" and a facility in the port of Chornomorsk, built from 2D panels after the destruction of the building by a UAV attack. Prefabrication should be considered not only as a way to quickly close the humanitarian need, but also as a market capable of forming new production competencies, export potential, jobs, and long-term competitiveness of Ukrainian enterprises. The technology performs various functions: in social housing - the rapid creation of a safe environment; in critical infrastructure - reducing downtime; in the commercial sector - a quick return on investment; in humanitarian programs - transparency and repeatability of the solution. It is substantiated that prefabrication can act not as a temporary compromise, but as a strategic model for increasing the productivity, transparency and sustainability of a construction enterprise.
