BUSINESS PROCESS MANAGEMENT IN THE LOGISTICS SERVICES MARKET AND ASSESSMENT OF PROSPECTS FOR THE DEVELOPMENT OF CRITICAL INFRASTRUCTURE IN CONDITIONS OF UNCERTAINTY
Abstract
The article explores the transformation of logistics management and the development prospects of the warehouse real estate market under conditions of high uncertainty caused by external shocks, infrastructural disruptions, and economic instability. Warehouse real estate is considered as a critical component of logistics systems that ensures the continuity of construction activities, industrial supply chains, trade operations, and recovery processes. The purpose of the study is to generalize recent scientific approaches and analytical findings related to the adaptation of logistics systems and warehouse infrastructure to crisis conditions, as well as to identify key factors influencing market resilience and long-term development. The methodological framework is based on a systematic review of academic publications, analytical reports, and official statistical data, combined with comparative and structural analysis. The results indicate profound structural changes in the warehouse real estate market, including shifts in demand location, limited availability of high-quality warehouse facilities, and increased requirements for flexibility, safety, and multifunctionality of logistics infrastructure. Market participants increasingly focus on digital logistics management tools, automation of warehouse operations, and optimization of supply chains to mitigate risks and improve operational efficiency. Investment activity demonstrates selective behavior, with priority given to projects supported by partners and aligned with sustainability and resilience principles. The study concludes that the future development of the warehouse real estate market depends on the effectiveness of logistics management transformation, the level of professional competence of personnel, and the integration of digital technologies. Strengthening human capital, implementing advanced warehouse management systems, and ensuring adaptive logistics strategies are identified as key prerequisites for enhancing competitiveness and supporting sustainable economic recovery.
