INFORMATION SUPPORT OF AN APARTMENT BUILDING MANAGEMENT SYSTEM
Abstract
The article considers the issues of forming an effective information automated system in the management of an apartment building. The main shortcomings of the existing information systems of an apartment buildings are indicated. The proposed application scheme of factor analysis for system management organization based on the modified matrix of STEP-analysis. By analogy with the modified STEP-analysis matrix, a system of approaches to the analysis of the system organization of management and reporting processing of condominiums is proposed. Factors that serve as a basis for determining evaluation criteria and directions for improvement of information support for the management of an apartment buildings are given. Among these, we offer criteria: Аvailability, Sufficiency, Accessibility, Demand. The use of the matrix method of ASAD-analysis and the method of point evaluations will allow: to determine subsystems of information support for the management of multi-apartment buildings, which are subject to evaluation procedures, and their evaluation criteria; to distribute the assessment indicators into groups according to the criteria of the ASAD-analysis; identify "bottlenecks" on which the managerial influence of the management of multi-apartment buildings should be concentrated. In the course of the research, it was established that the requirements for information and the information process have a broad focus and reflect all the necessary provisions. The improvement of the information support of the management of multi-apartment buildings will allow the authorities of the management of multi-apartment buildings to solve such tasks as: savings on the costs of working time of the accountant and the head of the management body; reduction of expenses due to improvement of conditions of information analysis, cost of information service, etc.; receiving of non-material benefits. Formed requirements for information management of an apartment buildings. Proposed directions for improving information support, presented by us in the form of a reference model of information support for the management of multi-apartment buildings.
